CLOSEDDDDD!! Yeahhhhhhhhhh "WE MADE IT"! We almost didn't make it though! Remember a few post ago where I talked about if it wasn't right, we wouldn't be moving forward or closing. Well after I really had to escalate this to the top for my clients, the builder got it right and we officially made it! Was it easy, maybe the loan part was but the final part got really rocky for us and it was looking a little suspect. I HAVE TO fight for my clients. My clients LOVE LOVE LOVE THE HOME, sometimes there are just issues with who's actually supervising/overseeing the project who can shake things up. Back to my rockstar clients! You see them holding up 2 fingers that means it's our second time around working together. This home really boiled down to the school system & it wasn't something to make a compromise on. We were in between DOUGLAS, FAYETTE AND GWINNETT! GWINNETT Won with the kids but so did my clients with the home. 5 large bedrooms, and huge back yard, hubby got his media room and Mrs. Wifey got her Creme cabinets throughout the home (I want me some creme cabinets too🤣🤣). The kids are already registered for school and now it's time to start building one of the little ones her playhouse out back. 💥💥💥UNDER CONTRACT💥💥💥. Listen have you ever seen an agent that almost sat in the dirt and poked her lips out! 🤷🏽♀️ who would do such a thing right🤣. Well it was me. This is a HUGEEEE purchase for them and I wanted them to understand all that comes with it. Well we were initially looking at a different community and my good ole hubby for some reason was lovinggggggggg a lot that sat RIGHT NEXT TO an un-maintained retention pond😊. When they asked my opinion I gave it to him, straight with no chaser. I didn't like it at all and was concerned if it wasn't maintained now it won't be maintained later and that would be a no go for when it's time to resale. Remember you not only have to think of a way to get in, you also have to think of a way to get OUT in the next 5-10 years. That house with the retention pond to the left would significantly be less in value then the others in the neighborhood. Needless to say we continued our search, FOUND THE PERFECTTTTT home in a gated community on a flat lot and $20k cheaper. And we laughed about me having a fit on that lot that day, because he actually got snappy with me, but If you know me, you know I didn't back down still. Hey what can I say when you love what you do, you make sure your clients know the good, bad and the ugly. As long as I do right by them it goes to show that they will purchase a home with me no matter even if it's 4 weeks later😊. 💥💥SOLDDD😊💥💥. Meko for the win AGAIN and rightfully so. This has by far been one of the most emotional & heartfelt closings that I’ve had this year! I always say you enter into a major business transaction & it’s natural that friendship grow. The friendship that I have built w/China & OD is one I cherish! We went into this looking for the perfect home & I began working w/ China AFTER another deal fell apart within a week of her almost closing on another home after lender denied the loan. Fast forward to me, we go over the entire scenario & not only did I get her the home that she wanted from the start that the lender said she couldn’t qualify for and it happened to be more than the one that they initially denied her on. Peel back another layer, I took her back to the same community that denied her, pulled an outside lender from BRAND BANK to get the loan approved & I managed to get her over $7k in closing cost they didn’t want her to have because of us using the outside lender. There were days when we cried to get to the finish line because the onsite agent made it very difficult for her since she was now REPRESENTED by me versus not being represented before. We went into this she didn’t believe it was possible and I told her, China whatever we are supposed to have no man or woman can stop it. They tried it but she got the keys to her house😜They didn’t want us (Realtor) at the final inspections, guess who still showed up & stayed both times? They changed a work order & removed her blinds from the back of the home..guess who’s going to make sure she has them anyways? Me, yep I will pay for those because this is HER DAY & her home. To the better half OD, thanks for NOT falling off🤣🤣. You are as solid as they come. Guys I love you much..through it all we made it like I promised we would. U. GOT. YOUR. DREAM. HOUSE.
