Here is why:
Back in the days, there was this one buyer who express the interest of buying a property from a seller.He than took the form of the binding offer where the deposit receipt and escrow instructions are and immediately the buyer signed the offer and deposited a good faith with the broker hoping that he would help them convince the seller to make a deal under acceptable terms and conditions.What happens next I don’t think I need to elaborate further. Buyers didn’t carefully read the informations and misunderstanding occur, sellers decided not to sell and results in litigations issue

Negotiations two:Purchase and Sale agreement
First part is via non-binding letter, the agreed upon terms and conditions, information that consist the price,necessary documents needed to make the process smoother.Once all that is signed by the buyer and seller, then the buyer will have a certain period of time to commence his due diligence on the property.Timeframe for that is normally 30-45 days buyers need to make sure everything checks out on their side because there’s no turning back after that

Assuming the buyer is satisfied with his investment,lender have approved the loan and title it clean ready to be transfer, all that’s left is closing. Check out this affordable transformation! I’ll provide her tips below. She makes a great point about not overdoing a rehab. Go based off the recent sales in the neighborhood. Often times, doing the “extras” in rehabs (like adding a backsplash or replacing perfect condition cabinets) aren’t going to increase the value, rather decrease your ROI. A couple notes for you rehabbers out there: .
1) We could have gone plain jane and kept the oak cabinets; the neighborhood is still coming around. 🏡 Instead, I choose to keep the existing flooring (16x16 travertine-look ceramic on a diagonal lay), work the overall pallete up from that, and have the cabs professionally refinished. Choose your battles based on output and ROI. .
2) Material sourcing - this is how I'm able to often put a more designer spin on lower price point flips; I source the living bajesus out of my materials and fixtures and find incredible discounts on new or like new items. 💰 Same with appliances. If you're so inclined, take the time to hunt deals online and also locally through apps like OfferUp, LetGo, etc.
3) We moved an interior wall, re ducted the return from the kitchen to the living room, gutted the bathrooms to the studs and updated some plumbing and electrical. I still have my own subs for many things, but *make sure you work with a qualified, knowledgeable GC, HVAC/plumber/electrician, roofer*. Don't skimp or get your "cousins buddys homie" to renovate or update big ticket items, guys. Seriously.

Two and a half months ago, I accomplished a long time goal of mine by becoming a real estate investor. 😃🙏🏼
My first investment property was this house that my business partner and I bought from a homeowner who had squatters living in the property rent free! We decided to fix-and-flip it, just like what you’ve probably see on all of those HGTV shows that I never watch. 😝
The project didn’t come without its challenges but we came into it with a strong enough foundation from our experience closing deals as real estate agents - In addition to hundreds, if not thousands of hours spent learning from experienced real estate investors via books, audiobooks, podcasts, online courses, and mentors - just not the snake oil salesman kind that you’ll likely find at your local REIA. 🤓
While first investments are commonly a learning experience akin to paying college tuition, I’m very happy to report that we actually hit our target profit on this one - short of a missed appraisal. So overall it was a tremendous success!

5 years ago, that idea sparked a mindset change at 3am while sitting 100 ft. under ground in a nuclear missile silo 💡 💡And I have spent every day thinking about it since then, doing everything I can working towards it.
Before I read Rich Dad, Poor Dad, purchasing assets was never a thought to me because it was the social norm to get a job and carry on with life until retirement.
Whether it’s stocks, real estate or businesses, buy assets that produce income. I choose Real Estate because it’s a physical property, a basic necessity of life and something that will always hold value.
We just CLOSED on a 22 apartment complex with the plan to reposition within the next 18-24 months. Rents are under market, exterior needs sprucing up and we’re going to rebrand these buildings as our own giving it that “community” feeling. Can’t wait to show you the progress!
