John comes to My Mortgage Master and asks what are my options? #MMM Takes an application, gets all documents and presents Jeff and Fran with 3 scenarios.
Option 1 - Claim $90,000 a year on your taxes. John needs to do this for the next 2 years so we can show enough income to qualify. This would represent paying tax on an extra $60,000 for the next 2 years. Approx $60,000 extra to the Government!! He would then qualify for a "Prime" low rate mortgage. The problem? It takes 2 years and that's a lot in extra taxes!
Option 2 - Use the Genworth ALT-A Program. This is a special program designed for people like John by Canada's largest private Mortgage insurance company. We use a 'stated income' versus whats on his tax return. This income needs to be reasonable for his line of work. The cost of this is 2.6% of the total mortgage amount. In this case $13,650. The problem? $90,000 may not be believable for a musician. As well, maximum amortization is 25 years, meaning a higher monthly payment (They really want a 30 year amortization). Option 3 - We use an 'Alternative' Lender. A lender who uses a common sense approach to confirming income. We show bank statements and deposits to 'prove' how much John makes as a Musician. Probably the best option for John and Fran. This will cost them an 'extra' 2% in rate and fees. In this case it worked out to be about an extra $26,000 in interest costs over the next 5 years compared to a 'Prime' Big bank rate.
