Is Virtual Styling Sabotaging the Sale of your Property?
You may or may not be aware of what virtual styling is or the role it plays during the sale of ones property.
Virtual styling is the process of designing the internal space of a property online using programs to arrange furniture and decor. More commonly used for off the plan projects that are not yet completed, the images give the buyer a sense of what the property will look like on completion.
Virtual styling is starting to become more commonly used by sellers at the advice of real estate agents and although there are some benefits, they are outweighed by negatives.
The benefit of virtual styling is that it is a cheap alternative to property styling and can cost several hundred dollars compared to several thousand. It allows a property to stand out online and allows buyers to visualise furniture placement- something that 90% of people cannot see in an empty space.
The problem with virtual styling is that cheap renders (2D or 3D computer generated images) are not the best quality. A good virtual styling agency will charge what they are worth and most people who choose virtual styling do so for the cost factor.
Yes, they may attract buyers through the door but when they get there they are met with disappointment. They have been overpromised and undelivered. The cracks in the paint that they didn't notice from the online images is now a very obvious problem.
The only time I would advise a seller to engage in virtual styling is for an uncompleted (off the plan) project. If you are still considering virtual styling, engage an agency with high quality renders and enlist a stylist (if they don't already have one in house) to select the furniture and decor and the placement of it. This is so important. More times than not though, the cost will make you consider spending a little more (or find a company like our that offers it complimentary) to have the property ACTUALLY styled. For real.
