This biased approach to decision making is largely unintentional and often results in ignoring inconsistent information. Existing beliefs can include one’s expectations in a given situation and predictions about a particular outcome. People are especially likely to process information to support their own beliefs when the issue is highly important or self-relevant.“ (Bettina J. Casad, )⠀
1. Once an opinion is formed, then new information is received, it is interpreted to support the original opinion. If the new information cannot be interpreted to support original opinion, the info is rejected, further entrenching the individual in their first opinion. ⠀
2. In relationships, confirmation bias can be problematic because it may lead to forming inaccurate and biased impressions of others. This may result in miscommunication and conflict in intergroup settings. In addition, by treating someone according to expectations, that person may unintentionally change his or her behavior to conform to the expectations, thereby providing further support for the perceiver’s confirmation bias. We recently went into contract on a home with buyers in what was a really huge win for them. Without going into too many details on the property, per StreetEasy, we are in contract for $350 per foot cheaper than the building average.
Given this recent success for our buyers I wanted to share some insight into how we made it happen. Here are 3 helpful tips for negotiating the best deal:
𝟭. 𝗣𝗶𝗰𝗸 𝘆𝗼𝘂𝗿 𝘀𝗽𝗼𝘁𝘀
One thing too many customers do is over generalize the market. It may be a buyer's market but that doesn't mean a seller has to give away their apartment. Find someone who is motivated to transact.
𝟮. 𝗕𝗲 𝗽𝗮𝘁𝗶𝗲𝗻𝘁
Perhaps because we live in an age of instant gratification, buyers expect a seller to consent to their bid immediately. It takes time for a seller to come to terms with the reality of the market and to accept your price. Be patient, time is your greatest asset in a difficult negotiation.
𝟯. 𝗛𝗮𝘃𝗲 𝗼𝗽𝘁𝗶𝗼𝗻𝘀
The hardest negotiation is when a buyer says we want the apartment for X (low) price but don’t want to lose it. You can’t hard-nose a negotiation AND have to have it. You have to have other apartments you’d be happy to purchase or at least a level of comfort knowing this negotiation might not work out.

A term sheet is a bullet-point document outlining the material terms and conditions of a business agreement. After a term sheet has been "executed", it guides your Lawyer in the preparation of a "final agreement". It then guides, but is not necessarily binding, as the signatories negotiate, usually with their lawyers, the final terms of their agreement
So –it is a meaningful guide – kind of like a shopping list in lay man terms. It does not necessarily have to be adhered to, but it is a solid guide with a compass-like direction.
To make it authentic-
Note every point in clear and concise terms – devoid of ambiguities
Talk through the points exhaustively, with the bottom-line agreement on each point written out
Negotiate the terms in good faith, devoid of illegalities
Sign off on it with the other negotiator
It places a cap on sudden variances in the final agreement
It reduces the contract review cycle
And with an ample time to negotiate, your terms will be well captured. ...

Lease Negotiation for RENTVESTORS can be a big win in two ways.⠀

Wrote this post as it relates to agreeing to terms that have to do with money. Over the years it’s gotten such a bad name, but it’s just the focused ability to talk out your main objectives to reach your end goal. In this case, the end goal is a bigger piece of the pie than what’s being offered. ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀
1. Don’t speak up first. This gives you an opportunity to challenge or present more information to any point that is initially made. ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀
2. Don’t give a range- be DEFINITE in what your price is. Ranges offer too many opportunist to still low ball.
3. Remember you’re talking to another human being- address their needs too. ⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀

5. Know when it’s not a win-win situation and have the dignity to walk away.

The best way to network is to meet people you like, and help them out. Once you’ve helped someone, they’ll be more likely to return the favour when you need it. The best networkers do this with no expectation of return to not be insincere.

People are easily persuaded by other people that they like (Cialdini calls this liking, but it is basically just the affect heuristic talked about previously).
