The August 2019 goal numbers would also mean the property would be worth around $3,800,000 to $3,875,000. In September 2018 we purchased for $2,700,000.
We took this property over with a dozen vacancies. We have been updating the place and filling it up. Currently have 5 vacancies, 4 of them have move ins coming up...only 1 is unaccounted for and only because we have yet to be able to renovate it (it is trashed from a previous eviction).
May 2019 is based on lease renewals as well as the move ins that have yet to happen. This number could very well go up as it is counting 2 apartments at that time being vacant. It could also be a little lower as we might have as many as 4 vacant to upgrade them...we will be fluid in the moment on that one.
If we can hit the August 2019 goal number that would put us at our year 3 projections just 11 months into the project. By then @hatonuevo83 & @rpwells should have @onboardtoday rocking and rolling 👊👊👊👊💪here giving us another income stream from an awesome internet/cable amenity for our residents.

Busy weekend- stiffened up the ceiling joists and rafters with collar ties, bathroom and common room framing complete... One step closer to completing this two-floor unit!
It's what I've had to do to do the things I've wanted to do. No lump sum going to a home, renting instead allowed me to put that lump sum to work so it would pay me every month like clockwork. Plus I dont have to pay for a new roof or fridge, etc...
I'm so bullish on this idea, especially for the short term, and especially IF you're looking to put some money to work towards your own ventures. I recognize I'll have a house one day...its forsure getting to be sooner than later. But it will be at a point when the $ side of it no longer matters (so close), my passive cash flow will cover it and be done in a way that will be tax beneficial. (I'll start a company that will buy the place and I'll rent from it and the company will show a loss lowering mybtax burden).
It is what it is 🤷♂️. People think I'm money obsessed. But I'm freedom obsessed, no limitations obsessed and I use money to get that freedom. Money isn't real. It's an idea. It's made out of thing air. I dont want it sitting in my account, I want to push it back out into the world as fast as possible. I'm not hoarding it...I'm holding it for now...the money I hold is someone elses money, while someone else is currently holding my money - took me along time to really understand that concept. Freedom over money starts with understanding how money really works.
