“I Have A Buyer” 😏
The oldest ‘foot in the door’ strategy in the real estate book. .
Even if they really do have ‘a buyer’... what use is one buyer who is not in competition with anyone else? That’s what I call an ‘empowered buyer’. They hold the power position. ‘What can I get this place for?’ Rather than, ‘what do I have to pay to get this place?’ Is that really the best for the seller? Or best and easiest for the agent? .
Yes, in some circumstances there might be a buyer who is prepared to pay way above market to secure the home ... but we are looking at a very low probability. A risk, when you are dealing with tax free dollars and potential sales premiums that would take most people years and years to save. Even if there is buyer, it’s very unlikely that the buyer actually wants your specific home, or wants to pay more than everyone else in the market would pay. .
‘I have a buyer’ most often translates to ‘I want an easy commission and I also don’t want to do any work (in creating a competitive campaign where you can achieve the highest price for your home) so I am happy to just sell your place for any old price’. .
How would you ever know if you could have achieved more for your home? How do you know you are above the market when there is only one buyer’s opinion and the agent’s opinion you are benchmarking against?! .
The additional problem with an agent providing a singular buyer is that it eliminates the most fundamental driver of higher prices, an optimized product ... because for the most part, it’s the type of strategy that agents use before sellers have decided to sell and have had time to focus on the presentation of their home.
