SE: Inventory and sales are the same as 2018 but looking to surpass by the end of this month!⠀
Overall inventory levels are the same as last year.⠀
NW inventory levels are steady, sales have beaten last month already.⠀
SW Wildwood Estates are the only condo apartment in this quadrant. Sales will slow down as there is a conflict with the developer and the condo board. I want to be clear, this is a situation the condo board is on top of they are hoping to get resolved quickly. Investor buyers with 20% down will be the main purchasers until the issue is resolved. ⠀
SE Downtown has the largest inventory in the city, inventory is higher than last year at this time with sales on track to beat 2018.⠀
Inventory overall is the same as last year. Sales will match last year as well. The highest inventory is north of the bridge.⠀
Inventory up by 47% from 61 to 90 2018 to 2019. 401 Athabasca is totally turned over to owners and completed construction. These properties are coming on the market. These are great for investment because they now have an ensuite, better layout, double car garage & 2 parking spots. Buying a home is often the most expensive purchase that people will ever make. Beyond the mortgage, there are some additional costs to consider when looking for a home. Take a look 👀 at these 6 most frequently overlooked costs to make sure you are prepared:
1- Down payment • The down payment technically isn’t an additional fee, since it counts toward part of the purchase price. But it is one of the first (and largest) fees you will have to pay, and it is due upfront early in the process.
2- Closing costs • These are fees paid to the lender and other parties at the time of closing to complete the purchase. These, on average, tend to be from 2-5% of the purchase price of the home.
3- Inspections and appraisals • An appraisal is generally done prior to the final approval of the mortgage, so this fee would either be paid at that point or as part of the closing costs. A home inspection is also usually required prior to final approval. A basic home inspection will likely cost at least $300 to $500.
4- Taxes and insurance • Often, payments for property taxes and homeowner’s insurance are held in escrow and bundled in with your monthly mortgage bill, for a combined amount that’s known as the PITI (monthly principal, interest, taxes, and insurance). 🏡
5- Private mortgage insurance • If your down payment is below a certain amount—generally, less than 20 # on a conventional loan—there’s a good chance you will have to pay private mortgage insurance (PMI). There are different ways to pay PMI.
6- Monthly maintenance, utilities and HOA fees • You might be responsible for an assortment of recurring expenses involved with maintaining and keeping the property. Inquire about these costs as some can be quite high.
