An Expired Listing is when a real estate owner contracts with an agent or broker to sell their real estate, which in the listing agreement has a set Expiration date. A Listing Expires when this Expiration date has passed without the property being Sold, and without the real estate owner renewing the listing contract with the real estate agent. .
When a Listing hits its Expiration date, the sellers have the option to stay on with their current agent and list it again or go with a new agent or broker without incurring any penalties for changing representation. Whether you stick with your current agent or broker or hire someone new, the property will have to be relisted again, creating a new listing on the MLS. .
It is recommended that Listing Agreements always be in writing. That way there is less confusion regarding all aspects of the Listing.
There are alot of opportunities with Expired Listings such as other agents or brokers picking up new clients due to an Expired Listing. .
Expired Listings happen for various reasons such as low to no marketing, over priced, slow market, bad agent or broker, poor curb appeal, lawsuits, no convenience in showings/appointments, short contract length and a lack of communication. .
