REITs (pronounced “reets”) are one way of investing in #realestate without having to buy a house. A lot of people rush into wanting to buy real estate without realizing the downsides of being a landlord (bad tenants, vacancy, repairs etc) but REITs offer a passive way to diversify your portfolio with real estate. .
WHAT IS IT?
A REIT is a pool of money that invests in various types of properties (ie. commercial, residential, storage etc). Simply put an “equity REIT” involves properties rented to tenants and the rental income is passed down to you as dividends. .
1️⃣ Liquidity: If you need the money, selling a physical house takes longer than selling a REIT ETF or mutual fund.
2️⃣ REIT properties are managed by the company so you don’t have to deal with the stress of a bad tenant. .
1️⃣ REITs have been criticized for decreasing affordable housing, think developers who buy an older building, renew it, then rent out at higher prices. However, in the literature, Social Housing REITs are in its early stages of development and may be a way investors can contribute to affordable rental housing.
2️⃣ REITs have a higher taxation than owning a rental property unless you use a tax deferred account. You can deduct rental property related expenses on your taxes but this is not the case with REITs. .

How do I decide on which one I flip or make a rental?
The reality is through multiple factors. .
* It starts at the micro-level of the house, where is it?
* Then it can expand into my global picture of the whole business. How many deals do I have going on right now?
* How busy am I?
* Or I might wanna wholesale this one..
You know, that kind of thing...
So 100% there are multiple factors... but it's not genius work.
The bottom line is, if you're buying from a motivated seller at a deep enough discount, you can do almost anything with it. * You can wholesale it..
* You can rehab & sell it..
* or you can keep it as a rental..
if I'm going to look at a deal, I've prescreened and made sure all the boxes are checked to a point where it's a probable situation.
In the beginning, you're gonna look at a lot more deals, than ones that are just probable.
You're learning, you're immersed in the game, but as you do more and more deals, you'll know how to decipher which ones are worth looking at.

This is an excellent market for attracting first time home buyers as well as investors. Since the year 2000, home prices in corpus christi have increased in value by 69.78% (NeighborhoodScout) with 4.4% coming from this past year. The national average home value, or appreciation, has increased 3-5% annually (Zillow). This would put the Corpus Christi housing market in the top percentile while still remaining far below the median home price. What does this all mean for you? In other words, you’re getting a better investment for your $. This allows you to buy a home in Corpus Christi at a lower price than the average american while still building equity through your home from its appreciation value.

Using @tryhomie to look through homes and dream is so easy. I have known multiple people who have successfully used @tryhomie to sell their home and to buy another home.
